Pavilion 1 is an architect-designed eco-house, built in 2007, with a central open-plan area, extending in height 24 feet to a pyramidal glass cupola. Unusually, the house was designed to fit in with the existing garden: the line of the north /south axis of the garden flows through the central area of the pavilion. The open-plan area includes entrance hall, reading area, dining area and sitting area. The front bathroom, the study/studio, the kitchen and the master bedroom [with its en suite shower room and walk-in wardrobe/linen store] open off this central public area. All these rooms benefit from having 9 foot [2.743m] ceiling heights.

Pavilion 1 carries a NHBC guarantee. It has a high level of insulation and low heat loss. Double glazed windows, external doors and the cupola allow the building to benefit from a high degree of solar gain. The light and warmth in the open-plan area permits the use of the area as a conservatory in which exotic plants and shrubs [such as orange and lemon trees] can be grown. Underfloor heating and hot water are provided by a highly efficient ground source heat pump. The system has been designed to provide constant [24hour] heating and hot water. There is a two-way double-sided inset wood burning stove shared by the study/studio and the sitting area.

Throughout Pavilion 1, the wooden interior doors are of fire door quality with spherical glass door handles. The wooden skirting board has been custom-made and corresponds with the door surrounds. All white faux suede ceiling-to-floor curtains, white roller window blinds and the white wooden Venetian blinds in the bedroom and en suite shower-room are included in the sale, as are all fixed electrical light fittings.

Pavilion 1 has Cat 6 data cable wiring and sockets, satellite television and telephone sockets. The broadband speed is approximately 5 mb/s.

Top quality Porcelanosa large rectangular matte, textured, Ston-Ker Osaka Arena ceramic stone floor tiles have been fitted throughout Pavilion 1.

The kitchen has a U-shaped layout of high gloss white slab base units and wrap-around oak worktops with a ceramic hob, two stainless steel sinks and integrated washing machine, tumble drier and dishwasher. The walls above the units are tiled with a vertical row of large white Porcelanosa rectangular glazed wall tiles. The fourth wall of the kitchen is fitted with high gloss white slab fitted larder units with integral double oven/grill and fridge-freezer.


The bathroom and shower room have floor-to-ceiling white gloss large rectangular Porcelanosa tiles, with a contrasting wall of Porcelanosa white matte textured tiles. The bathroom has an extra large white Ideal Standard bath with an over-bath shower and shower screen, a white pedestal washbasin, a white wall-hung W.C. and a white wall-hung bidet. The shower-room has a walk-in shower space with glass panel screen, a white wall-hung luxury washbasin, a white wall-hung W.C. and a white wall-hung bidet. Both rooms have custom-made fitted wall cupboards, gloss white slab in the shower room and mirrored in the bathroom.


All the front facing rooms have breathtaking views west to the sea and the islands, and all other rooms have beautiful views of the garden. The house is flooded with natural light, and the midsummer sun sets between the Paps of Jura, bathing the interior in pink and golden light.



The spaciousness of the open-plan central area has a wow factor, and its walls can be used for home cinema projection.
The walls and woodwork throughout Pavilion One are painted white.
